INFORMATION ON OUR SERVICES TO YOU FOR PROPERTY MANAGEMENT
Property Evaluation
• Rental analysis to establish rental value
• Assess property conditions and make recommendations
• If necessary, coordinate bids to make properties “rent ready”
Vacancy Marketing
• Advertise vacancies (we advertise in several local newspapers, our website, craigslist, social media and in house flyers)
• Pre-screen and personally show properties to prospective tenants
• Free Rental list available
Tenant Screening
• Detailed rental application required from tenants
• Income requirements
• Careful tenant screening including credit check, employment/income verification, eviction history, bad check history and tenant history verification
• Written policies and procedures fully explained
• Excellent record of tenant selection
• $75 Per Unit Fee for setting up new contracts with our office with existing tenants.
Rent Collection
• Firm collection policies
• Computerized accounting and reporting
• Net proceeds and monthly statement to you by the 15th of each month; year end 1099 tax form
• Itemized record of all expenses
• Documented walk-through inspections every 4-6 months or as needed
• Recommend rent increases when appropriate
• Three-Day Notices to “Pay or Quit” served at “no additional fee”
• Eviction Process (started on your behalf )
Maintenance Services
• Regular inspections scheduled with written reports for Owners to you as doing tenant walk through.
• If necessary, supervise maintenance and repair work required at rental property, always with a courtesy call to you
• Professional, reliable and affordable contractors or handymen
Full Management Services or Lease-Up (One-Time Tenant Selection) Only
